HOW DO WE SELECT THE TOP 10 and RUNNERS-UP?


Our “Top 10” picks system has been in development for 4 years. Previously, only our close-knit circle of friends had access to this list. In general, this is how the Top 10 values on Las Vegas real estate are found:

The specifications for approximately 25,000 listings from houses listed for sale on the MLS are downloaded into specially designed software. The data is first run through heuristic analysis software that looks at everything from the square footage of the house to whether or not it has double pane windows. A total of 70 different parameters for each house are weighed and analyzed. The “calculated” price is then compared to the listed price, and the properties with the highest “value” are sorted to the top.

The top 400 house values are then selected for further analysis by a second specially designed program. The second program looks at the specific house and its subdivision. It looks at the houses last sale price, appreciation/depreciation in the neighborhood, and what other, similar houses listed and sold for in that neighborhood. Those 400 recalculated results are then sorted to determine the 40 properties with the highest values.

Those 40 top value properties are then reviewed to sort out the best deals. This is where houses listed as “Fire Damaged” and “Subject to Short Sale Bank Approval” are caught and discarded. This is also where we find that some properties must be discarded because the price was obviously wrong (yes, we confirm it when it looks too good to be true). We do not put "Short Sale" houses on the top 10 unless we have confirmed that the bank has agreed to accept the short sale listed price.

Information from the final Top 10 Real Estate Values is compiled, and presented to you on this website. The 30 houses that were near the top but did not quite make the Top 10 are compiled into the "top30" link.

Not coincidentally, 95% of the values we find are bank-owned properties that were foreclosed on (REOs). They may have been just listed, or they may have been listed for some time but the bank just recently dropped the price far enough to make this list. While not all REOs are great deals, most of the best deals in LV right now are REOs! It hasn't always been this way, and this system worked great even before the slew of foreclosures; this system works so well for our clients because it accommodates current market conditions. While most homes on the MLS take many months to sell, the homes we spotlight are usually gone in days. Historically, half the homes we list on the top 10 are sold in 10 days.
